Two-bedder at RoyalGreen going for $1.95 mil
There have been 3 resale deals at RoyalGreen so far this year. The most recent sale was a three-bedroom unit that fetched $2.92 million ($ 2,981 psf) when it modified hands on May 7. Another three-bedder was sold for $3.04 million ($ 2,851 psf) on April 3, and a 1,044 sq ft three-bedroom unit negotiated for $3.1 million ($ 2,977 psf) when it was sold on Feb 11.
At first launched for sale in October 2019, RoyalGreen sold 33 units (12%) over its release weekend and attained a common asking price of $2,750 psf. A collection of caveats by EdgeProp Singapore suggests that the average price at RoyalGreen today is close to $2,890 psf.
Positioned on the 3rd floor, the two-bedder features a typical dumbbell design with a kitchen space, a cobined living/dining area with a balcony, and 2 ensuite bedrooms. The unit overlooks one of the condo’s 2 swimming pools and the central green lawn.
A two-bedroom unit at RoyalGreen is going to be put on the block at the upcoming property auction on Wednesday, June 25, by ETC (formerly Edmund Tie & Co.) An owner’s sale, the 667 sq ft unit has a guide rate of $1.96 million, which works out to $2,939 psf.
RoyalGreen is a 285-unit high-end, property flat on Anamalai Avenue, off Bukit Timah Road in prime Area 10. Created by Allgreen Properties, the freehold project rests on a 174,176 sq ft site with eight five-storey blocks. The development consists of two- to four-bedroom units of 635 sq ft to 1,475 sq ft.
Amongst many of the freehold deluxe condominiums in the area, RoyalGreen controls the highest resale cost. RoyalGreen is also opposite the former Turf City, that was vacated in 2023 to facilitate the place’s redevelopment into a new high-density housing estate with public areas and amenities. The first private residential site for development was started in April under the government land sales programme.
The owner-occupier has kept the unit in good state. It is also found in a fairly silent block facing a close-by linear public park far from the traffic distractions created along Bukit Timah Road.
