Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
The intentions to seal the Kallang Basin and St Wilfred sports centers for redevelopment are well-timed, given that both areas are substantially older compared to many other sports facilities, observes Eugene Lim, major executive officer at ERA Singapore. “It makes sense for the locations to pave the way for better land use, especially given that they are situated rather near to the city centre,” he includes.
Meanwhile, the St Wilfred Sport Centre is a 10-minute walk from Boon Keng MRT Stop. It is located near to St George’s Road, wherein many of the remaining HDB flats date back to the 1980s, according to Lim.
The Kallang Basin Swimming Complex spot is throughout walking distance of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Center. Lim indicates that a lot of the public real estate blocks in the Geylang Bahru area were constructed in the 1970s, suggesting a desire for new developments that will renew the area.
Lim assumes that near future Build-to-Order (BTO) plans at the site might be marked as Plus flats due to their proximity to town and features. Plus apartments have tighter resale constraints compared to Standard category flats, including a much longer minimum occupation phase of 10 years and constraints on leasing the flat.
The Kallang Basin ActiveSG Swimming Facility and the St Wilfred ActiveSG Sports Centre are going to stop operations totally in the 2nd half of 2025. On June 13, URA, HDB and Sport Singapore jointly declared the end of the facilities upon their lease expirations. The Kallang Basin facility, located on Geylang Bahru Lane, is going to finalize on Sept 1, and the St Wilfred center on St Wilfred Road will close on Oct 1.
He predicts the future BTO job at the site might include a mix of two- to four-room apartments. “The neighboring sites have a plot proportion of 2.8, and assuming a quite similar plot ratio, we may see some high-rise BTO flats, potentially up to 36 storeys,” he adds.
Locals will have connectivity to a new Sport-in-Precinct center in neighboring Kolam Ayer, that is scheduled to start at the end of the year. On the other hand, plans to present housing project at the two sites are presently being examined, according to the firms.
