Berlayar estate on former Keppel Club site to see 7,000 HDB flats; first BTO to launch in October
Eugene Lim, key executive officer at ERA Singapore, thinks the apartments at Berlayar Residences are most likely to be classified as Prime, given their area in a mature estate and proximity to key main places. He determines prices of four-room flats at Berlayar Residences could begin at around $500,000 to $550,000 prior to grants. “With the rise in aid clawback rates introduced in the July 2025 BTO start, we ought to expect a clawback price of about 11-12% on these upcoming flats,” he adds.
The all new Berlayar estate will watch about 7,000 HDB flats built in the coming years. This is higher than the 6,000 public housing units formerly publicized for the estate, that is found at the site of the former Keppel Club.
In a Sept 23 release, HDB claims the surge in planned real estate adheres to in-depth planning researches on the 48ha site. Consisting of private real estate, Berlayar is expected to yield about 10,000 new homes.
Several 20% of the site, or up to 10ha, will be reserved for eco-friendly areas. 4 green hallways, ranging from 30m to 60m wide, will weave via the estate, supplying leisure locations for citizens while in addition assisting in ecological connection between the Southern Ridges and Labrador Nature Reserve. BTO plans in Berlayar will be designed with staggered heights, with blocks oriented to provide even more residents with panoramas of the Southern Ridges and the coast.
The initial Build-To-Order (BTO) venture at Berlayar will be launched for sale next month as element of the October 2025 BTO exercise. Berlayar Residences are going to provide 870 units of two-room flexi, three-room and four-room apartments. There will furthermore be 200 public rental flats.
Furthermore, Berlayar will be a car-lite property, with walking and cycling networks. A lot of homes are going to be inside a 10-minute stroll from the Labrador Park and Telok Blangah MRT stations, claims HDB.
Lim predicts the flats obtaining a strong response, noting that BTO projects in Bukit Merah released in July, consisting of Prime project Alexandra Peaks, viewed a healthy application rate. “We can expect this request proceeding in October, especially as unsuccessful customers for Alexandra Peaks may try their luck with an additional Bukit Merah project.”
According to HDB, the Berlayar estate is prepared as an expansion of Bukit Merah community and notes the start of the transformation of the Greater Southern Waterfront. The estate’s label, that signifies “cruising” in Malay, pays tribute to the area’s spots and maritime heritage.
He also anticipates two-room flexi flats at Berlayar Residence might verify prominent amongst single applicants. “Because of its distinct area, that integrates city-fringe benefit with a seaside scenery, it can come to be a preferred choice for singles, who might discover the place matches their lifestyles.”
